I clearly ADORE this house, so why am I selling?
Some dreams ask you to take a leap.
For me, that leap means saying goodbye to a home I've truly loved.
Sixteen years ago, I took my first blacksmithing class and fell in love with it.
Ten years ago, I opened Ms Caitlin's School of Blacksmithing.
Since then, I've been working hard to become the best teacher I can be. Learning how to run a business that is truly authentic to me
Now I'm ready for the next chapter: purchasing the building that houses our school in Lititz, Pennsylvania. Owning that building would help secure the future of the school, allow it to grow, and create a more stable foundation for both the business and my own future.
Selling this house is a big part of making that possible.
It's not an easy decision. This house has been a place of rest, friendship, projects, gardens, porch conversations, and countless ordinary moments that turned into wonderful memories. It's been a home in the fullest sense of the word.
I'm not making this leap alone. I have my incredible partner, Matthew, alongside me, as well as the support of my beloved students, friends, family, neighbors, and the larger blacksmithing and craft communities
Beyond the sale of the house, I'm still working to raise the remaining $40,000–$60,000 needed to purchase the school building. It's an ambitious goal—but I believe deeply in the value of creating spaces where people can learn, and building communities where everyone feels welcome to try something they never imagined they could do.
Teaching blacksmithing has given me purpose.
So I'm doing something that feels both exciting and terrifying.
I'm going all in on my dream.
And I'm hoping this home becomes the place where someone else begins theirs.

Why I'm Selling It Myself
I could have hired a real estate agent. It probably would have been simpler.
But when I bought this house, I only had a few minutes to speak with the previous owner at closing. Everything else had been handled through agents. Over the years, I found myself wishing we'd had more time to talk. There were little mysteries I eventually solved on my own, practical things I learned only through experience, and stories about the house I realized were gone forever.
This home has taught me a lot over the years, and I'd love the chance to pass some of that along.
Selling it myself gives me the opportunity to answer your questions directly, share the details that don't fit into a listing, and tell you about the neighborhood, the porches, the workshop, the garden, the street festival, and all the little things that make this place feel like home.
A real estate listing can tell you how many bedrooms there are.
I'd rather show you what it's actually like to live here.
I hope that when the time comes to hand over the keys, it feels less like the end of a transaction and more like passing a well-loved home into good hands.
