How do I make an offer?
Making an offer
This website is intended to help generate the highest and best offer. Offers will be accepted until Monday 08/17/2026 at 6PM.
When submitting an offer, please submit a complete package with:
- Purchase price including how you propose to handle closing costs
- Proof of funds (mortgage pre-approval if you're using financing, or verifiable bank letter)
- Earnest money deposit amount (typically 1-3% of purchase price. More info on earnest money here.)
- Desired closing date (I am available August 17-20, or September 15-30)
Please note:
- FHA (Federal Housing Administration) or VA (Veteran's Administration) loans will NOT be accepted because the house does not currently meet FHA and VA standards.
- NO contingencies (no inspection contingencies, no financing contingencies, no appraisal contingencies, no sale-of-home contingencies, no other contingencies)
Closing costs to consider:
- Maryland State Transfer Tax (generally 0.5% of the purchase price) (If you are a first-time homebuyer, you might get a reduced rate)
- Frederick County Recordation Tax ($7.00 per $500 of purchase price)
- Settlement (title) company fees
- If you are not represented by a real estate agent, Salisbury, McLister, and Foley will draw up a contract for $195.
- Settlement fee: $380
- Tax status report from Frederick County: $20.50
- Your real estate agent fee if applicable.
And just to keep this on your radar when you are determining your highest and best offer:
- Prorated property tax (I am responsible for July 1, 2026 to the day before closing, you are responsible for the day of closing through June 30 2027). Property tax for this year is $4,033.51.
