Will you pay all or some of a real estate agent's commission?

I would prefer to put as much money as possible towards my building purchase.

Don't you want to hire me as your real estate agent?

No, thank you! 

What conveys? ("What stuff comes with the house?")

If it's permanently attached to the house, it usually conveys, unless stated in the contract. I intend to leave the following as part of the purchase of the building (unless we agree to something different): 

Appliances

Range (double oven & stove), dishwasher, microwave, refrigerator, vent hood/light, 2 through-the-wall air conditioners, washer, dryer, dehumidifier.

Mechanical Systems

Boiler, water heater, thermostat

Lighting

Ceiling lights, ceiling fans, exterior lighting

Bathroom

Mirror/medicine cabinet, towel bars, toilet paper holders, wooden shelf in upstairs bathroom

Windows

All installed blinds, shades, and curtain rods

Exterior

Mailbox, firepit, trash bin, recycling bin, compost bucket

Basement

Workbench, blue workshop cabinet, green sewing cabinet, green storage cabinet, wooden storage shelves

Up for negotiation

Window air conditioners, metal shelving in pantry and basement, wooden bar in dining room, dry sink in dining room, dining room table set (table, 4 chairs, and a bench), mirrors, kitchen island, dark wood shelf in living room, armoire in living room, kitchen trash can, cleaning supplies, maintenance supplies

What is your preferred timeline for closing?

I'd like to close the week of September 14-18. Earlier can be arranged under the right circumstances.

Who is handling the closing?

I prefer to use Salisbury, McLister & Foley, LLP an attorney-owned title company in Frederick.  

Will you consider contingencies? 

No. A qualified offer must include proof of funds and no contingencies. Buyers may pay for their own inspections and appraisals for their own information, due diligence, and planning.

Why are you providing contractor estimates for boiler replacement and asbestos removal?

The boiler has been a workhorse and has provided OUTSTANDING heat for years. On its most recent maintenance by Griffith Oil, it was judged to be in good condition for its age, HOWEVER, I have also been told that the boiler is nearing the end of its life and they will need the asbestos remediated before they are able to do the replacement. I applied for the Maryland Critical Repairs Grant in February, but the program ran out of money. I have been advised by Griffth Oil that prices are going up and they can no longer guarantee that rate. I am including these estimates to help you understand the cost of this major system.
